Who decides whether to approve applicants for my rental property?

You do. LeaseGR only refers prospects who meet your standards, so you won’t waste time dealing with unsuitable candidates. Even so, you decide yes or no. Of course, if you want to delegate the decision to us, that’s fine. Most property owners do.

How do you handle maintenance on my rental property?

Our maintenance staff handles most issues. When using maintenance pros who aren’t on staff, we don’t mark up their invoices—you pay what LeaseGR pays. Your tenants will have a 24-hour hotline for after-hours maintenance calls, so your rental property is always covered.

Will I get to approve maintenance beforehand?

It’s up to you. Some property owners like to approve all maintenance up front. Others only want to approve jobs that exceed a certain amount. For big jobs, LeaseGR will get multiple bids and offer a recommendation.

Can I do the maintenance on my rental property?

If you’re handy and have the time, you’re welcome to tackle maintenance yourself. Candidly, though, most owners who start out doing their own maintenance eventually decide to rely on us instead.

Can I use my own vendors?

Yes. Just bear in mind: Because LeaseGR gives lots of business to many vendors, we often get preferential rates. Maintenance isn’t treated as a profit center here, so those preferential rates pass directly to you.

Will I get a financial statement?

Yes. You’ll receive a financial report at the beginning of each month. It will detail income and expenses and include copies of any invoices. You’ll also receive a year-end summary to simplify tax preparation.

What is the fee for your property management service?

Our management fees for a single family home is 8 percent based upon the monthly rent.  Multiple units (Duplex, 4-plex) are $50/unit.  Please call 616-257-3997 for rates on rental properties with eight or more units. To fill a vacancy, we charge a leasing fee of 85 percent of one month’s rent to handle the entire process (65 percent if you want to conduct showings yourself).
