What services does LeaseGR Rental Property Management provide?
Marketing, tenant screening, leasing, maintenance, accounting, inspections—every little detail, every last problem, every single day. See our top 12 property management services for more.
What type of rental properties do you handle?
Mostly mid-market and higher-end properties, including single-family homes, condos, duplexes, townhouses and apartments.
What is your service area?
LeaseGR manages rental properties throughout greater Grand Rapids. Occasionally, we serve other West Michigan communities.
How does LeaseGR compare with other property management companies?
Little things are big here—like prompt follow-up and candid communication. Truth is, we have high regard for our local competitors. Sometimes, we refer owners to another management company if LeaseGR isn’t the best fit for their property. If we can’t help you best, we’ll tell you who can.
Will you recommend a lease rate for my rental property?
Yes. LeaseGR knows the Grand Rapids rental market, so we’ll price your property right—and probably higher than you expect. Many owners are pleasantly surprised when they hear our suggested rental rate.
Can you prepare my rental property for leasing?
Yes. LeaseGR can serve as your project manager. We’ll advise you what needs to be done and make sure it is.
How long will it take to rent my property?
The more accurate the price and the better the condition, the less time it will take. LeaseGR gets hundreds of clicks and calls a day from people looking for a place to rent right now. Leasing all day every day means LeaseGR is likely to fill your vacancy faster than you could on your own.
How does LeaseGR screen prospective tenants?
Our screening process includes credit reports, income verification, rental history, and criminal background checks. Thoroughness up front reduces problems down the road. You don’t want just any tenant. You want the right tenant. So do we. Our reputation is on the line with every lease.
Who decides whether to approve applicants for my rental property?
You do. LeaseGR only refers prospects who meet your standards, so you won’t waste time dealing with unsuitable candidates. Even so, you decide yes or no. Of course, if you want to delegate the decision to us, that’s fine. Most property owners do.
How do you handle maintenance on my rental property?
Our maintenance staff handles most issues. When using maintenance pros who aren’t on staff, we don’t mark up their invoices—you pay what LeaseGR pays. Your tenants will have a 24-hour hotline for after-hours maintenance calls, so your rental property is always covered.
Will I get to approve maintenance beforehand?
It’s up to you. Some property owners like to approve all maintenance up front. Others only want to approve jobs that exceed a certain amount. For big jobs, LeaseGR will get multiple bids and offer a recommendation.
Can I do the maintenance on my rental property?
If you’re handy and have the time, you’re welcome to tackle maintenance yourself. Candidly, though, most owners who start out doing their own maintenance eventually decide to rely on us instead.
Can I use my own vendors?
Yes. Just bear in mind: Because LeaseGR gives lots of business to many vendors, we often get preferential rates. Maintenance isn’t treated as a profit center here, so those preferential rates pass directly to you.
Will I get a financial statement?
Yes. You’ll receive a financial report at the beginning of each month. It will detail income and expenses and include copies of any invoices. You’ll also receive a year-end summary to simplify tax preparation.
What is the fee for your property management service?
Our management fees for a single family home is 8 percent based upon the monthly rent. Multiple units (Duplex, 4-plex) are $50/unit. Please call 616-257-3997 for rates on rental properties with eight or more units. To fill a vacancy, we charge a leasing fee of 85 percent of one month’s rent to handle the entire process (65 percent if you want to conduct showings yourself).
Can you help me buy or sell rental property?
Yes. Melissa Knorr, president of LeaseGR Rental Property Management, is also a real estate broker with Midwest Properties of Michigan. In addition, Jason Johnston is also a very qualified realtor with Midwest Properties of Michigan. When you’re ready to put your property on the market, you can turn to the team who already knows it best. And when you want to add to your rental portfolio, you can work with someone who knows the Grand Rapids rental market inside and out.
