Frequently Asked Questions

Q: Who makes the approval decision on tenants? Rental Property Consultants or me?
A: You do. We qualify prospective applicants for you, run credit checks, and verify landlord and employment references. You decide yes or no. If yes, we'll arrange the signing of the lease (yours or ours). We collect the security deposit and first month's rent for you. If you decide to deny the applicants we provide, you owe us absolutely nothing and we will do our best to find you more suitable tenants.

Of course, if you prefer to delegate the approval decision to us (and trust our experience), that's fine, too. Most of our owners do just that.

Q: Can I meet the tenants before saying yes or no?
A: Sure! You are more than welcome to meet the tenants before making your final decision.

Q: I hear some property management companies simply hand out keys to prospective renters. How do you handle showings?
A: Some companies do not have the staff to accompany every prospect on every showing. They just hand over your keys and let prospective tenants show themselves around. We never do that. We personally attend every showing and point out key features unique to your property.

Q: Why should we work with RPC if we already do business with another service?
A: Since RPC operates on a contingency basis, there’s really no downside to joining our referral or leasing program. On the contrary, any competition among vendors is bound to be good for your business.

Q: How long does it usually take you to rent a property?
A: The million dollar question … unfortunately, we don’t have a crystal ball. A number of factors come into play, including location, price and general market conditions. Because we field hundreds of calls from qualified prospects each week, however, we're a good bet to rent your property quickly.

Q: What if I sign up for the referral or leasing program and find tenants on my own? Do I still have to pay you?
A: Yes, but not much. If you cancel the contract within the first 60 days, we would charge a $100 fee to partially offset advertising and administrative costs associated with listing and showing your property.

Q: Where is your office located?
A: 5370 Eastern Ave. SE, Kentwood, MI 49508 (just south of 52nd Street).

Q: How do I get started?
A: Please contact us. We'd be happy to meet with you whenever you like. If you prefer, just complete and return our owner application.

Q: How can I learn more?
A: Just call (616) 257-3997. Whether you have questions about how our service works or ideas for improving it, we'd love to hear from you.
